Keeping your accounts in order can be tricky if your management company bundles all your blocks into one bank account. Not with Rounce & Evans. We like to keep things simple. For every new block under management, we open a dedicated client bank account for you, in the name of the block or management company. Directors, if required, can receive monthly bank reconciliation reports so you too can track income and expenditure, as well as having an accurate knowledge of funds held in your account.
Calculating your service charges can be time consuming and mistakes can cost you dearly. At Rounce & Evans we’ll take over responsibility of budgeting for your annual service charge, leaving you free to focus on other things. We’ll take into consideration all the known expenditure, future maintenance commitments and a reasonable reserve to calculate the ideal service charge amount for your block.
Save time and make sure you get paid with Rounce & Evans payment management. From issuing annual service charge invoices to collecting payments and chasing overdue charges, Rounce & Evans can take all the responsibility for collecting your services charges and ground rent. We’ll even handle the payments for your regular contractors, financial commitments and utilities for the block, leaving you free to focus on more important matters.
Hiring new contractors doesn’t have to be stressful. Should work be required on your block, whether regular or one –off, we’ll find the right people for the job. From tender, through to interview and appointment, we’ll manage the whole process for you. Once work starts we’ll monitor the contractors to make sure the job gets done to the highest standard.
Don’t waste hours trawling through insurance quotes to find competitive prices. With Rounce & Evans we go out to tender with brokers each year. This allows us to source the most competitive and comprehensive block insurance for our clients. But that’s not all. We can also arrange Directors & Officers insurance for you and if required, we can even arrange for an up to date valuation of the building’s re-instatement figure so you can be sure you’re fully covered and your property is protected.
With block management you need to stay on top of things. That’s why each quarter we will visit your property and carry out a routine site visit to see how your block is fairing and make a plan for any potential maintenance it may need in the near future. This proactive approach keeps your building in tip top condition and helps you to budget in advance. As well as scheduled quarterly visits we can do one-off visits should anything arise that needs our immediate attention.
Health & safety is any owner’s nightmare but with Rounce & Evans we’ll take the stress away and make sure your block stays compliant. We will manage all the health and safety requirements of your development including fire risk assessments, the asbestos register, accident report book and more…
Preparing your year end accounts can be simple. Our team will prepare your initial year end accounts including 12 months reconciled back statements and all the invoices for the year, ready for you to just hand over to your nominated accountant.
Fed up with emergency maintenance calls disrupting your weekend? We’ll provide you with an out of hours maintenance hotline for all your leaseholders within any development we manage. Meaning they can get help when they need it and your precious time won’t be disrupted.
Our comprehensive S20 Consultation service takes all the pressure off you. We’ll deal with all aspects of your s20 consultations including the acquisition of quotes and tenders.
Arranging your AGM is a hassle you can do without. At Rounce & Evans we’ll fulfil all your legal obligations from arranging, notifying and attending AGMs, through to Chairing the meeting and taking the minutes if required.
If you need a Corporate Company Secretary we can help. We’ll maintain the company register for you as well as deal with the annual return and any other Companies House requirements.
An optional service designed to save you time and hassle when selling your lease hold units. For an additional fee we’ll deal with all leasehold sales enquiries (LPE1 and LPE2 forms) from solicitors or agents including the provision of annual accounts, insurance policies and corporate documents as required to help facilitate a sale for you.
We’ll keep your leaseholders up to date so you don’t have to. We’ll send regular letters to inform them of any changes in changes in regulation or legislation relevant to the management of their development.

Dealing with the early stages of any breach of the lease (including service charge non-payment or nuisance) and in the case that we cannot resolve the issue amicably, we’ll liaise with a local solicitor to deal with it on behalf of the management company.
